    Toll Brothers Apartment Living, a growth-oriented apartment management division within Toll Brothers, is rapidly expanding and is seeking an exceptional Regional Property Manager to join our team of professionals and oversee the lease‐up and management of our growing portfolio of urban and suburban infill properties in the Washington D.C. metro area, Atlanta Georgia, and Dallas - Fort Worth Region of Texas. Managing as many as 6 or 7 assets in total at one time. This position will also help to develop and implement corporate initiatives across the portfolio.

    Primary responsibilities include:

    • Providing leadership and guidance to Property Managers and managing their performance
    • Conducting frequent property visits to provide Property Managers with recommendations and observations to improve the property
    • Creating and delivering superior customer service standards and resident relations
    • Overseeing the training programs for Property Management and motivating the staff
    • Encouraging and directing the management team to pursue “excellence” with the physical appearance of each property
    • Developing short‐ and long‐term marketing plans to achieve and sustain occupancy and preleasing goals
    • Developing, implementing, and overseeing effective strategic leasing and renewal strategies to enable the region to meet and exceed leasing, renewal/retention, and NOI goals
    • Reviewing, managing, and revising company leasing and renewal processes to maximize efficiencies and incorporating best practices where necessary
    • Establishing and maintaining a thorough knowledge of local real estate markets and helping to support market leaders as needed, to adapt to changing market dynamics
    • Preparing reports and analyzing data in order to make appropriate recommendations and conclusions
    • Initiating and participating in defining division‐wide policies and procedures
    • Developing pricing policies in alignment with business objectives

    Qualifications

    • A minimum of five years of experience, including demonstrated success in leadership, staff
      development, and team building
    • Lease‐up experience is a requirement.
    • Experience with property start‐up and implementation of policies and procedures is a
      requirement.
    • Experience preparing and managing budgets and reporting to owners and investors
    • Ability to multi‐task and prioritize tasks to ensure corporate goals and deadlines are
      met
    • Exceptional customer‐service skills and demonstrated ability to maintain strong working
      relations with both internal and external clients
    • Ability to travel throughout the designated region
    • Understanding of apartment revenue management concepts and solutions
    • Certified Property Manager or a similar designation is required.
    • Demonstrated ability to utilize the Internet for marketing and product advertising, and
      proficiency in navigating websites and Internet communication tools such as email,
      Twitter, Facebook, SEO and other Internet tools
    • Knowledge of Real Page or Yardi is a plus
