    Toll Brothers Apartment Living, a growth-oriented multi-family division within Toll Brothers, is rapidly expanding and is seeking a Retail Portfolio Manager to oversee all aspects of our mixed-use retail development. This position will be based in Washington, DC.

    Primary Responsibilities:

    • Oversee the financial, operational, and leasing matters for a mixed-use retail portfolio
    • Prepare and/or review annual retail asset business plans, retail operating budgets, CAM budgets, and retail capital budgets
    • Monitor ongoing retail asset performance including review of retail financial statements, performance against retail budgets, and periodic site inspections to ensure that each retail asset's performance is progressing consistent with the business plan
    • Coordinate with on-site property managers on all aspects of retail property management to ensure that the needs of the retail tenants are being adequately addressed (cleaning, trash pulls, grease traps, exhaust, etc.) and terms of the lease are being enforced
    • Liaison with acquisitions, project management, operations, lease administration, and accounting
    • Manage retail brokers for each asset
    • Neogtiate retail leases
    • Track important lease dates and deadlines
    • Coordinate tenant build-out and capital improvement projects with architects, project management, and operations
    • Provide design, underwriting, and due diligence input for new development opportunities
    • Manage retail brokers for each asset
    • Review lease documents and where necessary, become directly involved in negotiating terms

    • A Bachelor's degree
    • 5-7 years of retail estate management and property management, experience at a best-in-class landlord firm is a plus
    • Experience with mixed-use retail
    • Experience with property level management and property management software
    • Leasing experience
    • Strong analytical skills with experience in property accounting, budgeting, and reviewing retail leases
    • Conscientious, self-directed and entrepreneurial with the ability to work both independently as well as collaboratively with teams
    • Exceptional written and oral communication skills and attention to detail
    • Ability to manage multiple projects simultaneously and must demonstrate a positive, can-do attitude
    • Willingness to travel up to 35%
